What is the prime rate?
The prime lending rate is the reference rate South African banks use to price variable home loans. It is not a fixed customer rate — the rate you are actually offered is usually quoted as prime plus or minus a spread — but it is the starting point that moves with every SARB repo-rate decision.
As of 29 May 2026, the repo rate is 7.00% and prime is 10.50% (repo + 3.50 percentage points). This spread has been stable for many years, so tracking the MPC calendar tells you when your bond repayment is likely to change. Most home loans are priced this way, but not all — some products, such as pension-backed home loans, follow their own funding and repayment rules.
