How the numbers are calculated
The repayment estimate uses the standard reducing-balance (annuity) formula: each month you pay interest on the outstanding balance, and the remainder reduces the principal. The monthly amount stays the same, but the interest portion shrinks over time.
- Assumed rate: prime (10.5%) unless you move the rate slider. Your actual rate will differ based on credit profile, deposit and bank pricing.
- Monthly repayments in arrears; no deposit, fees, insurance or transfer/bond-registration costs included.
- Affordability estimate applies an instalment cap of 30% of gross monthly income, or whatever is left after expenses, whichever is lower.
- All totals are rounded to the nearest rand for display only; calculations keep full precision.
