What do bond registration costs in South Africa include?

Three parties charge three different fees — all triggered by the loan, not the purchase itself.

Bond attorney (conveyancing) fee

Your bank appoints a bond registration attorney to draft and register the mortgage bond over the property. The fee is calculated on the bond amount using the Law Society of South Africa's recommended guideline, plus 15% VAT.

Deeds Office bond fee

A fixed government fee, gazetted separately from the transfer fee, charged to register the bond itself. It is based on the bond amount, not the purchase price, so it can differ from the transfer-side Deeds Office fee on the same deal.

Bank initiation fee

A once-off fee your bank charges to open the loan account, capped by the National Credit Act. Banks may charge less than the cap, and most capitalise it into the bond rather than billing it upfront.

When do you pay bond registration fees?

Bond registration costs are usually settled at or just before registration, often deducted from the bond proceeds themselves, though some bond attorneys request payment in advance. The bank's initiation fee is different — it is most commonly capitalised into the loan amount rather than paid in cash, so it shows up as a slightly larger monthly repayment instead of an upfront charge.

Ask your bond attorney which portion, if any, they expect before lodgement — practices differ by firm and by bank.

Can you negotiate bond registration fees?

The bond attorney fee is based on a Law Society of South Africa recommended guideline, not a fixed law, so some firms will discount it — but the discretion sits with the attorney, not with you or your bank. The Deeds Office bond fee is a gazetted government tariff and cannot be negotiated at all. The bank initiation fee is capped by the National Credit Act, and while banks may charge below the cap, this is set by the lender's own policy rather than case-by-case bargaining.

How long does bond registration take?

Paying the costs is only part of the timeline — registration itself runs on the Deeds Office's schedule, not the attorney's.

Once your bank grants the bond and the attorneys lodge documents together, registration commonly takes six to twelve weeks, depending on your province's Deeds Office workload and how quickly you and the seller supply outstanding documents. Bond registration costs are typically finalised in that same window, not before it starts. How long after bond registration does the seller get paid?

The seller is paid a few working days after the Deeds Office confirms registration, once the bank has released the loan amount to the transfer attorney's trust account. Bond registration costs themselves are settled separately, at or before that same registration date — they do not affect how quickly the seller is paid. What are the 2026 transfer fees, and are they the same as bond registration fees?

No — transfer fees and bond registration fees are charged on different sides of the same transaction. Transfer fees (SARS transfer duty, the transfer attorney fee, and the Deeds Office transfer fee) get the property into your name and apply even if you pay cash. Bond registration fees only apply if you take out a home loan, and are charged separately by the bond attorney, the Deeds Office and your bank.
