Home Loan Pre-Qualification: What It Is and How It Works

Home loan pre-qualification is a free (R0), minutes-long estimate of what you could likely borrow, based on the income, expenses and debts you self-report — no documents, no credit check. It’s an early budget guide. Full pre-approval verifies your finances and its certificate is typically valid for about 90 days.

The definition

What is home loan pre-qualification?

The quickest, earliest read on what you could borrow — and the least verified one.

Home loan pre-qualification is an estimate of how much you could likely borrow, calculated from the income, expenses and debts you report yourself. In South Africa, most banks and bond originators offer it as a free online check that takes minutes. Because nothing is verified and no credit check runs, the result is a budget guide — not a lending decision, not a certificate, and not something a bank is committed to.

It sits one step below home loan pre-approval, where your documents get checked and a credit enquiry runs. Both are indicators of what you could borrow; only pre-approval is evidence-based.

The process

How does home loan pre-qualification work in South Africa?

A few honest answers about your finances, and a starting number within minutes.

  1. 01Answer questions about your financesYour monthly income, regular expenses, and existing debt repayments — credit cards, vehicle finance, store accounts.
  2. 02The check applies standard affordability mathsThe same repayment-to-income logic banks start from gives you an estimated price range and an indicative monthly repayment.
  3. 03You get a starting number — on the spotA price range to house-hunt within, and a clear view of which numbers to improve before you apply for real.

The estimate is only as accurate as what you type into it. Understate your debts and the number flatters you; overstate them and it undersells what you could borrow.

Honest limits

What pre-qualification can — and can't — tell you

Useful for budgeting, useless as proof. Knowing which is which keeps expectations straight.

It can tell you

  • A realistic starting price range for your house hunt
  • Roughly what your monthly repayment could look like at that price
  • Whether your self-reported numbers are in the right ballpark before you gather documents

It can’t tell you

  • Whether a bank will actually lend to you — nothing is verified and no credit check has run
  • The interest rate you’d be offered — that depends on your credit profile and the bank
  • A certificate or in-principle decision you can show an estate agent
Comparison

Pre-qualification vs pre-approval: which one do you need?

One is a sketch based on what you say. The other is a verified indication you can offer with.

Credit record

Does pre-qualification affect your credit score?

No — but the same isn't true of every step that follows.

Pre-qualification runs on what you self-report, so no credit enquiry happens at all — there is nothing to affect your score. You can run the check as many times as your budget changes require.

The score matters at the next step. When you apply for pre-approval or a full bond, the bank runs a credit enquiry as part of the affordability assessment the National Credit Act requires before any credit is granted. Applying to every major bank at once through one originator application avoids running separate enquiries at each one. For what lifts a score before you apply, see our credit score guide.

Validity

How long is a home loan pre-qualification valid?

It isn't — and that's exactly why it's only the first step.

A pre-qualification estimate carries no formal validity window — it’s a snapshot of the numbers you entered, not a document anyone commits to. Its useful life is however long your finances stay roughly the same. A pay rise, a new car deal or a new store account all change the answer, so simply rerun the check when your position moves.

Pre-approval is different: banks and originators issue it as a certificate with an expiry. The commonly published window is about 90 days (ooba Home Loans; BetterBond), but each bank sets its own period — check the certificate itself for the date that applies to you.

The upgrade

When should you upgrade from pre-qualification to pre-approval?

Before you house-hunt in earnest — and definitely before you sign an offer.

Use pre-qualification while you’re still shaping the plan: early budgeting, deciding a target price, working out whether to pay down a store account first. Move to pre-approval once you’re ready to act, because that’s what sellers and agents take seriously. The upgrade needs your documents — ID, latest payslips and bank statements, and a list of your monthly debts — and takes longer because each bank verifies them.

FAQ

Straight answers about home loan pre-qualification

Is home loan pre-qualification the same as pre-approval?

No. Pre-qualification is a quick estimate based on the income, expenses and debts you self-report — no documents and no credit check. Pre-approval verifies that information with payslips, bank statements and a credit check, and gives you an in-principle indication you can act on. Pre-qualification is the rough sketch; pre-approval is the verified picture.

What documents do I need for home loan pre-qualification?

None for the basic estimate — you only answer questions about your income, expenses and debts. Documents come in at the next step: upgrading to full pre-approval means providing your South African ID, proof of address, your latest three months’ payslips and bank statements (or six to twelve months’ business statements if self-employed), and a list of your monthly debt repayments.

What credit score do you need to pre-qualify for a home loan?

There is no single published score that guarantees pre-qualification — each bank applies its own lending criteria under the National Credit Act, and the score is only one part of the affordability assessment. A better score widens your options. You can check your own credit report free once a year from each of the major credit bureaus, and see our credit score guide for what helps.

Does pre-qualification affect my credit score?

No. Because pre-qualification runs on the information you self-report, it involves no credit enquiry at all — so there is nothing to affect your score. A full home loan application is different: it involves a credit enquiry by the bank. Applying to multiple banks through one originator application, rather than separately at each bank, avoids stacking up multiple separate enquiries.

How much does home loan pre-qualification cost?

Nothing. On bond.co.za the pre-qualification estimate is free, and so is upgrading to full pre-approval — one application that goes to every major bank, with no obligation. If anyone asks you to pay an upfront fee just to be “qualified” for a home loan, treat that as a red flag and walk away.

A pre-approval is an in-principle indication, not a guaranteed loan, rate or approval. Each bank makes its own final lending decision after a signed offer to purchase, a property valuation and its own credit and affordability assessment. Final lending decisions are made by registered banks and credit providers after their own affordability, credit and property valuation processes.
