Reverse semigration is real: BusinessTech reported Western Cape-to-Gauteng relocations rose 58.6% in 2025, per the 2026 Wise Move Migration Report. But bond.co.za's read of the same report shows Gauteng still lost more residents to the Western Cape than it gained — a net loss of 11.3 percentage points — so headlines about a coastal exodus are running ahead of the numbers.

## What does "semigration" mean — and what is "reverse semigration"?

For roughly two decades, "semigration" has described South Africans moving between provinces rather than emigrating abroad — most visibly, a flow of buyers and renters from inland provinces to the Western Cape for lifestyle, safety and, more recently, more reliable municipal services. "Reverse semigration" is the term property media are now using for a reported counter-flow: professionals moving back inland, chiefly to Gauteng. A Rawson Blog analysis (22 April 2025) linked the shift partly to a CareerJunction survey finding that close to 60% of South African employers now require staff back in the office — most head offices being in Johannesburg or Pretoria — alongside Cape Town's rising cost of living and, per BetterBond's March 2026 analysis, the pull of more space for the same budget inland.

## How does South Africa's semigration affect property risk?

The clearest risk is treating a flow-rate headline as a price signal. The 2026 Wise Move Migration Report, reported by BusinessTech on 27 August 2026, found that relocations from the Western Cape to Gauteng rose 58.6% year-on-year in 2025, and from KwaZulu-Natal to Gauteng rose 54.0% — genuinely sharp increases in the rate of people moving that direction. But Real Estate Investor Magazine's review of the same underlying Wise Move data (25 June 2026), citing economist John Loos, found Gauteng is still a net loser overall: only 10.66% of all recorded relocations moved from the Western Cape to Gauteng in 2025, against 21.96% moving the other way — a net migration loss of 11.3 percentage points for Gauteng. A rising growth rate and a shrinking net position can both be true at once, and buying, or avoiding, a city on the strength of one headline statistic is the real risk here, not the migration itself.

Western Cape house prices have grown 188% since 2010, against Gauteng's 81.6% over the same period (Wise Move data via Real Estate Investor Magazine, 25 June 2026), and the Western Cape has recorded employment growth of 27.5% against Gauteng's 4.2% since 2015. A rising relocation rate into Gauteng has not yet closed either gap.

## What is the property-price trend behind the migration numbers?

On the numbers available, price growth has not caught up with the relocation headlines. [bond.co.za's own coverage of Stats SA's April 2026 Residential Property Price Index](https://bond.co.za/news/stats-sa-house-prices-april-2026) shows the same pattern still holding month to month: national house price growth of 7.9% year-on-year, with the Western Cape up 11.2% against Gauteng's 4.8%. Reverse semigration may be shifting where people live faster than it is shifting where prices are rising fastest.

## What does reverse semigration mean for the size of bond you should plan for?

Wherever the relocation headlines point, the purchase price of the specific property you're buying — not the province's migration trend — is what sizes your bond. BusinessTech's reporting on ooba Home Loans' Jan–Apr 2026 application data found Johannesburg accounted for 44.2% of first-time buyer bond applications, with Gauteng South and East contributing a further 57.0%, as Johannesburg's first-time buyer purchase price rose 21.8% year-on-year to an average of R1.38 million — against a national average deposit of 12.4% (8.3% for first-time buyers specifically) over the same period. If you are weighing a move, the same BusinessTech report on Wise Move's data put average Gauteng rent at roughly R9,600 a month in the first quarter of 2026, useful context if you would rent before buying in an unfamiliar city. Whichever city you choose, the cost of borrowing is set nationally: prime currently sits at 10.75% (SARB, re-verified 2026-09-23). Run the actual purchase price you're considering — in either city — through bond.co.za's [free home loan affordability calculator](https://bond.co.za/home-loan-affordability-calculator) before you decide, rather than budgeting off a migration statistic. Once you have a purchase price in mind, bond.co.za's [bond repayment calculator](https://bond.co.za/bond-calculator) shows what it would actually cost per month at today's rate.
