## Key takeaways

- 01The bank initiation fee is capped at R5 250 excl. VAT (R6 037.50 incl. VAT) under NCA Regulation 42(2), unchanged as at 9 September 2026 — and banks usually capitalise it into the bond.
- 02The monthly service fee is capped at R60 excl. VAT (R69 incl. VAT) under NCA Regulation 44 — a small charge that runs every month for the life of the bond.
- 03The word “registration fee” conflates three different charges: the attorney’s conveyancing fee, the Deeds Office fee, and the bank’s initiation fee — different parties, different rules.
- 04On a R1.5 million purchase (100% bond), the full upfront stack is R93 274.00 as at 9 September 2026 — or R87 236.50 if the initiation fee is capitalised into the bond.

**On a R1.5 million purchase, the upfront costs beyond your deposit come to R93 274.00 as at 9 September 2026 — or R87 236.50 if your bank capitalises the initiation fee into the bond.** That stack mixes three different charges from three different parties: SARS, two sets of attorneys, the Deeds Office, and the bank itself.

### One phrase, three different charges

When buyers say 'registration fee', they usually mean one blended number on an attorney's account. In reality the bond-registration side of a purchase carries three separate line items: the bond registration attorney's conveyancing fee (charged per the Law Society of South Africa guideline), the Deeds Office bond registration fee (a gazetted tariff), and the bank's own initiation fee (capped by the National Credit Act). Different parties set each one, and only the last is regulated by the NCA.

### The bank's initiation fee: capped, and often invisible

The initiation fee is what the bank charges to open the bond account. Regulation 42(2), Table B of the NCA regulations caps it at **R5 250 excl. VAT (R6 037.50 incl. VAT)** as at 9 September 2026 — a cap set by the formula R1 100 plus 10% of the amount over R10 000, subject to the maximum. The cap is unchanged, but two things soften it in practice: banks may charge less than the cap, and most capitalise the fee into the bond amount rather than invoicing it upfront. That second habit is why the fee so often goes unnoticed — it reappears as a slightly larger monthly repayment rather than a line on the attorney's account.

### The monthly service fee: small, but it never sleeps

Regulation 44 of the same regulations caps the monthly service fee at **R60 excl. VAT (R69 incl. VAT)** as at 9 September 2026, unchanged. It is not part of the upfront stack, but it matters more than the amount suggests: unlike the initiation fee, the service fee runs every month for the life of the bond. On a 20-year term that is up to 240 payments, which is worth remembering when you [compare the total cost of two bond offers side by side](https://bond.co.za/home-loan-rate-comparison-south-africa).

### The full stack on a R1.5 million purchase

Putting the 2026/27 lines together on a R1.5 million purchase with a 100% bond gives the illustration below. It was computed with [our bond & transfer cost calculator](https://bond.co.za/bond-and-transfer-cost-calculator) and its stated assumptions — treat it as an illustration on those assumptions, not a quote. All amounts as at 9 September 2026, and all attorney and Deeds Office figures include VAT where the line is invoiced with it.

| Line item | Charged by | Amount |
| --- | --- | --- |
| Transfer duty | SARS (via transfer attorney) | R8 700.00 |
| Transfer attorney fee | Transfer attorney | R37 530.25 |
| Deeds Office transfer fee | Deeds Office | R1 738.00 |
| Bond attorney fee | Bond registration attorney | R37 530.25 |
| Deeds Office bond fee | Deeds Office | R1 738.00 |
| Bank initiation fee (at the cap) | Bank | R6 037.50 |
| Total (paid upfront) | | R93 274.00 |

If the bank capitalises the R6 037.50 initiation fee into the bond rather than charging it upfront, the cash you need on registration day drops to **R87 236.50** — the fee then rides on the bond and is repaid with interest over the term. Either way, the conveyancing guideline scale behind the two attorney fees is a recommendation, not a tariff: ask each firm for a written quote before you sign the [offer to purchase](https://bond.co.za/guides/offer-to-purchase-south-africa).
