Bond pre-approval is a bank’s in-principle indication of what it would lend you, based on your income, debts and credit record. It’s not a guaranteed loan, but it lets you shop with confidence and make offers backed by a bank’s assessment.

The definition

## What is bond pre-approval?

An in-principle answer you can shop with — not a guaranteed loan.

Bond pre-approval is a bank’s in-principle indication of what it would likely lend you, based on your income, expenses, debts and credit record — made before you have signed an offer to purchase on a specific property. It is not a final loan grant, rate or approval: the bank still needs a signed offer, a property valuation and its own final credit sign-off before registering the bond.

### Pre-qualification

A fast affordability estimate based on what you tell us — your income, expenses and deposit. It involves no credit check at all: the estimate is calculated from the details you enter.

### Pre-approval

An in-principle decision from a bank, made after it has checked your credit record and documents. It tells you what a specific bank would likely lend you — before you have found the property.

Before you apply

## Prequalify first, then get pre-approved

Your own estimate sets the price range; the bank’s assessment comes next.

bond.co.za’s free estimate is a pre-qualification: it runs on the page from the figures you enter, and nothing is sent to a bank. Use it to set your price range and get your documents in order, then apply for pre-approval with the banks you choose — directly, or through a bond originator.

For the difference between pre-qualification, pre-approval and final approval — credit check, documents, validity, cost and whether each is binding — see [pre-approval vs pre-qualification: the difference](https://bond.co.za/guides/what-is-home-loan-pre-approval).

Your options

## Where can I get pre-approved in South Africa?

From a bank directly, or through a bond originator — the difference is how many applications you complete.

You can get pre-approved in South Africa from a bank directly or through a bond originator. Bank-direct means one application per bank and a separate assessment at each one. The originator route means one application that goes to the major banks at once — the same mechanism the whole origination industry runs on.

Ways to get pre-approved for a home loan in South Africa: applying to each bank directly versus one application through a bond originator.
| Route | Applications you complete | Banks reached | Cost to you | Response you get |
| --- | --- | --- | --- | --- |
| Each bank directly | One application per bank | One bank at a time | Free | That bank’s own in-principle answer |
| Bond originator (e.g. ooba, BetterBond) | One application | The major banks on the originator’s panel | Free to the buyer | Each bank’s own in-principle answer, side by side |

Whichever route you take, getting more than one bank to look at the same application is worth the trouble, because banks price per applicant: ooba reports an average rate concession of about 0.67% below prime across the bonds it registers — evidence that multiple banks looking at the same deal moves the rate.

### What would the banks offer _you_?

An Overview can tell you what pre-approval is. It can’t tell you what the banks would lend you. However you look it up, the practical questions at the end are the same two: what would your estimated monthly repayment be, and which documents do you need to prepare for the full application. Both answers are here — the estimate takes about two minutes with no contact details, and the full document checklist is further down this page.

How it works

## How pre-approval works, step by step

From your own estimate to the banks’ in-principle answers.

01

### Estimate first

Check what you could afford from your income, expenses and debts — an estimate on screen, with no credit check — and get your documents ready.

02

### Apply to the banks you choose

Apply to each bank directly, or use a bond originator to submit one application to several banks at once.

03

### Each bank assesses you

Every bank runs its own credit and affordability check and responds with its own in-principle decision.

04

### You compare and choose

Compare the in-principle answers you receive and decide which one to take further — with no obligation to accept any of them.

## How long does pre-approval take?

The pre-qualification estimate itself takes about two minutes. Once your application is with the banks, an in-principle answer typically takes 2–5 working days for an in-principle answer— the certificate usually arrives faster when you apply before you have a specific property in mind, because no valuation is needed yet. Timelines are estimates — no bank guarantees an approval or a specific turnaround time.

Typical time per stage of a South African home-loan application, from pre-qualification to bond registration.
| Stage | Typical time | What happens |
| --- | --- | --- |
| Pre-qualification / pre-approval check | 1–2 working days | A credit and affordability check before you make an offer. ooba says an adviser can indicate the loan size within 48 hours. |
| Bank credit assessment | 2–4 working days | Credit check, affordability, income verification and risk scoring once the complete application and signed offer to purchase are in. |
| Property valuation | 2–4 working days | The bank appoints a valuer to inspect the property; access and location set the pace. |
| Grant or decline | 1–2 working days | Final credit decision and formal quotation after a satisfactory valuation. |
| Transfer and bond registration | 7–10 weeks | Attorneys prepare and lodge the transfer and bond once costs, guarantees and FICA are in; the Deeds Office then takes about 7–10 working days to register. |

## Does getting pre-approved affect my credit score?

The pre-qualification estimate involves no credit check — it is a calculation based on the details you enter. Submitting your application to banks does involve credit checks: each bank runs its own check under the National Credit Act as a standard part of a home-loan application, and that enquiry is recorded on your credit profile. The check is not optional paperwork: the NCA requires credit providers to run an affordability assessment before granting any credit, so a bank cannot give you a responsible in-principle answer without looking at your record — that is what makes the certificate worth something.

That is true whichever route you use — bank direct or bond originator — so it is worth treating pre-approval as a step you take when you are genuinely ready to buy, not casually. The upside is that a bank flagging a problem with your credit record or affordability comes out early, while you can still fix it — rather than after your offer has been accepted. For what banks look at inside that check, line by line, see [what banks check in a home-loan pre-approval](https://bond.co.za/guides/what-is-home-loan-pre-approval).

## Why get a pre-approval?

A pre-approval tells you your in-principle borrowing power before you house-hunt, so you look at homes you can actually finance and make offers with confidence. Sellers and agents tend to take an offer backed by an in-principle bank answer more seriously, and because each bank has already assessed you, you can compare the in-principle answers side by side before you negotiate anything.

## How long is a pre-approval valid?

Pre-approval certificates are typically valid for a limited period — commonly around **90 days** — after which the bank will want to re-check your affordability and credit record before you make an offer. Exact validity periods differ by bank.

A pre-approval is an in-principle indication, not a guaranteed loan, rate or approval. Each bank makes its own final lending decision after a signed offer to purchase, a property valuation and its own credit and affordability assessment. Certificate validity periods are set by each bank, not by bond.co.za. Source: ooba Home Loans; BetterBond; last updated 2026-09-02. Verified 2026-09-02. Always confirm the expiry date shown on your own pre-approval letter, since each bank sets its own term.

The caveats

## What pre-approval does not guarantee

Banks decide. We estimate. Knowing the limits is what makes the certificate worth having.

- A final grant. The bank still needs a signed offer to purchase, a property valuation that supports the price, and its own final credit sign-off.
- A rate. The rate you are offered depends on your credit profile, deposit and loan-to-value — and it is variable, so it moves with prime.
- An offer. Every figure on this page is an estimate. Only a bank’s written grant on a specific property counts.
- Indefinite validity. Certificates expire — commonly around 90 days — and new debt or a change in income can change the answer inside that window.

Bond pre-approval (also called an in-principle decision) is a bank’s early indication of what it would likely lend you, based on your income, expenses, debts and credit record — before you have signed an offer to purchase on a specific property. It is not a final loan grant: the bank still needs a signed offer, a property valuation and its own final credit sign-off before registering the bond.

Does pre-approval guarantee I will get the home loan?+

No. Pre-approval is an in-principle indication, not a guaranteed loan, rate or approval. Treat pre-approval as a strong starting point for house-hunting, not a done deal.

What documents do I need for pre-approval?+
