bond.co.za's answer: a motivational letter for a home loan is a short, one-page letter that accompanies your bond application and explains what your credit score and payslips cannot — an income gap, a recent job change, self-employment, or your intention to live in the home. Banks ask for one when the numbers need context.

- It gives context, not guarantees — the letter explains your circumstances, but approval is still decided by the bank's National Credit Act affordability assessment.
- Keep it to one page, about 300 to 500 words: situation, cause, the date things changed, and the documents that prove it.
- Write it yourself in plain language — every fact in it must match a document the bank can verify.

## What is a motivational letter for a home loan?

A motivational letter is a **short, factual letter that travels with your bond application** and explains the circumstances your documents show but cannot explain on their own: a gap in employment, a recent job change, self-employed or variable income, a listing on your credit record that has since been settled, or the fact that you intend to live in the property you are buying. The bank's credit assessor reads it alongside your payslips, bank statements and credit report — it adds the story behind the numbers, never a substitute for them.

It is not a cover letter and it is not an appeal. A cover letter introduces documents the bank already expects; a motivational letter answers the question an assessor actually asks when something in the file looks unusual: _what happened here?_ Answered well, it can be the difference between a decline and a request for one more document. Where the letter fits in the wider sequence — application, assessment, valuation, approval — is set out in our [how to apply for a home loan](https://bond.co.za/guides/how-to-apply-for-a-home-loan) guide.

## When do South African banks ask for a motivational letter?

Not every bond application needs one — a clean, straightforward application generally speaks for itself. A motivational letter comes into play when something in the file raises a question the standard documents cannot answer. In South African bond applications that is most often:

- **Adverse credit history** — defaults, judgments or listings that appear on your credit report, even if they are settled or old.
- **An employment gap or recent job change** — especially one that falls inside the last few months of bank statements.
- **Self-employed or variable income** — commission earners, freelancers and business owners, whose income moves month to month.
- **A small or no deposit** — some 100% home loan products ask for written confirmation that you intend to occupy the property yourself.
- **Anything else unusual in the file** — large unexplained deposits, garnishee orders in the past, or income that comes from more than one source.

The letter may be requested by the bank's credit department, or your bond originator may advise one up front when they can see the application will raise questions. Whether your own profile is likely to trigger one depends on the standard [home loan qualifying criteria](https://bond.co.za/guides/home-loan-qualifying-criteria) — and on how your credit record reads, which our [credit score and home loans](https://bond.co.za/guides/credit-score-home-loan-south-africa) guide explains.

## What should you include in a motivational letter for a home loan?

Structure beats length. Assessors look for specific facts in a predictable order, so a letter that follows this shape is easy to assess — and easy to act on:

1. **The header.** The date, who the letter is addressed to (the bank or the originator), your full name, ID number and application reference if you have one.
2. **One-line purpose.** "I am writing to provide context for my home loan application" — the assessor knows what the next 400 words are for.
3. **Your situation in facts.** Income, employer or business, how long you have been there, who depends on that income.
4. **The explanation.** What happened, when it happened, and what changed. Dates and amounts, not adjectives: "I was retrenched in March 2025 and started my current position in June 2025" carries weight that "I had a difficult year" does not.
5. **The evidence.** Name the documents attached — the new contract, the settlement letter, three months of bank statements — and keep each claim matched to one.
6. **Occupancy intent, if relevant.** For no-deposit applications, one sentence confirming the property will be your home.
7. **A close and a signature.** Thank the assessor, sign it, and include your contact details.

Just as important is what stays out. **No promises you cannot document** — a letter that says your income is about to double needs a contract behind it, or it costs you credibility. **No false statements at all**: everything in a credit application is verified, and a misrepresentation can sink the application and follow you to the next lender. And **no emotion in place of evidence** — the assessor cannot approve on sympathy, only on facts that survive the affordability check.

## How long should a motivational letter for a home loan be?

**One page — roughly 300 to 500 words.** A credit assessor reads many applications a day; the letter that gets its situation, cause, turning point and evidence into the first two paragraphs is the one that actually gets read in full. If your explanation needs more than a page, attach the detail as a second document and keep the letter itself to the summary — a tight one-pager with a clear attachment beats a rambling three pages every time.

## How do you write a good motivational letter?

The letters that work share five habits, none of which require writing talent:

1. **Lead with the point.** Your situation and the cause, stated in the first two sentences.
2. **Use dates and amounts.** Every claim in the letter should be checkable against a document in the application.
3. **Write short, plain sentences.** Plain language is not dumbing it down — it is making the assessor's job faster.
4. **Show what is different now.** The letter's real argument is that the past issue is in the past: name what changed and prove it.
5. **Be completely honest.** The bank will verify what you write against your credit report, payslips and bank statements; an uncovered claim damages an application that was otherwise fine.

## Should you use ChatGPT to write your motivation letter?

You can use it — as a structuring tool, not an author. AI tools are good at turning your rough notes into a clean, ordered letter, and that is a legitimate use. What they cannot do is supply the facts: a letter written entirely by AI tends to be generic, exactly what assessors notice, and it risks inventing circumstances you do not have. The safe pattern is to write out your own facts, dates and amounts first, then use the tool to organise and polish — and to check every line of the result against your documents before you sign it. The letter is your statement in a credit application; its accuracy, and the responsibility for it, stay yours.

## Do you need a motivational letter for First Home Finance (FLISP)?

First Home Finance — the government housing subsidy still widely known as FLISP — is applied for through the official online portal, which prompts you to upload the required supporting documents as you complete the application. The programme's current checklist is published on its official site, and it is worth confirming the up-to-date list there or with your bond originator before you apply. Where your circumstances need explaining — a variable income, or the first-time-buyer status the subsidy depends on — a short motivational letter in the same style as this guide is the standard way to provide that context alongside the required documents. The full picture of the subsidy, its income bands and its application steps is in our [First Home Finance (FLISP)](https://bond.co.za/guides/flisp-first-home-finance) guide.

## What this guide cannot tell you

There is no national template and no bank-published standard for this letter — **what triggers a request and what each lender wants in it differs by bank and originator**, and your own lender's credit department or originator confirms that for your application. **The one-page, 300-to-500-word guidance above is practice guidance**, not a published rule. And the boundary matters most here: **a motivational letter cannot override the National Credit Act affordability assessment** — it explains the file, it does not change the maths. This page is general information, not financial or legal advice.

FAQ

## Motivational letter for a home loan: FAQs

What is a motivation letter for a mortgage?+

In South Africa it is usually called a motivational letter: a short, one-page letter that accompanies a bond application and explains the circumstances behind the numbers — an income gap, a recent job change, self-employment, past credit listings, or your intention to occupy the home. The bank's credit assessor reads it alongside your documents, not instead of them.

How long should a motivational letter for a home loan be?+

One page — roughly 300 to 500 words. Assessors read many applications a day, so the letter must make its points in the first two paragraphs: what your situation is, what caused it, when it changed, and what evidence you are attaching. Anything longer usually dilutes the facts that matter.

What is a credit letter of explanation?+

A shorter document that explains one specific item on your credit record or bank statements — a missed payment, a listing that was settled, an unexplained deposit. Banks and originators ask for a letter of explanation during assessment when one entry needs clarifying; a motivational letter is the broader version that frames your whole application.

Does a motivational letter guarantee home loan approval?+

No. Approval is decided by the National Credit Act affordability and credit assessment — your income, expenses, credit record and the property valuation. A motivational letter gives that assessment context; it cannot override it. No letter, template or service can guarantee approval, and any that claims to should be treated as a warning sign.

How do you write a good motivational letter for a home loan?+

Facts first, feelings second. State your situation, the cause, the date things changed and the evidence attached — payslips, settlement letters, bank statements — in short, plain sentences. Keep it to one page, be completely honest, and never make claims a document cannot back up, because the bank will verify what you write.

## Informational disclaimer

This guide is for information only and is not financial or legal advice. Whether a motivational letter is requested, and what it should contain, is decided by each bank, originator or subsidy programme for its own applications — practices differ and change over time, and no single template is quoted on this page for that reason. A motivational letter provides context only: home loan approval is decided by the lender's National Credit Act affordability and credit assessment, and nothing in this guide guarantees approval, a rate or a timeline. Prime of 10.75% is current as at 23 Sept 2026 and changes at SARB MPC meetings. Confirm the requirements for your own application with your lender or bond originator.
