South African banks require two kinds of home-loan insurance: homeowners cover (HOC) for the building, in place before registration, and credit life cover, a bank lending condition — not a law — with premiums capped at **R2 per R1,000 of the loan per month**. You may replace either with your own compliant policy.

The short answer

## What insurance is required for a home loan in South Africa?

Two kinds of cover — neither is ordered by a specific statute in the way buyers assume.

Two. Banks require **homeowners cover (HOC)** — insurance for the building itself, in place before the bond registers — and **credit life cover**, which pays off or maintains the bond if you die or can no longer earn. HOC is a condition written into the bond; credit life is a bank lending requirement, not a legal order — but the premium is capped by regulation.

- Homeowners cover (HOC): compulsory as a condition of the bond; insures the structure against fire, flood and similar perils.
- Credit life cover: required by banks as a lending prerequisite; settles or covers the bond on death, disability or (often) retrenchment.
- Your own policy: the National Credit Act lets you replace the bank’s cover with your own compliant policy.
- A cost ceiling: credit-life premiums on mortgage agreements are capped at R2 per R1,000 of the loan per month.

The building

## What is homeowners cover and why do banks require it?

The bank’s security is the house itself — HOC is how the bank protects it.

Homeowners cover insures the structure — walls, roof and fixed fittings — against fire, flood, storm and similar perils. The bank insists on it because, until the bond is paid off, the house is the bank’s security: if it burned down uninsured, both you and the bank would lose the asset. Cover must be in place by the time the bond registers, and it must reflect the rebuild value of the home.

You do not have to take the bank’s own HOC policy. You may insure with any insurer, provided the cover meets the bank’s requirements — the bank may then add a small administration or monitoring fee to your monthly charges, with guidance from the Ombudsman for Banking Services, as reported by Property24, putting the ceiling around R50 a month. Confirm the current amount with your bank.

Where the bank insures the property itself, premiums are typically paid a year in advance and deducted from your bond account. And if you later draw further on an access bond, the required cover must increase with the higher balance — a detail that is easy to miss and expensive to discover at claim time.

The life cover

## Is credit life insurance legally required for a home loan?

No national law orders it — but every bank builds it into its lending conditions, and the premium is capped.

Credit life cover is not required by statute: it is a **bank lending prerequisite**, set in each bank’s bond conditions. What the law does do is cap what you can be charged: under the National Credit Act’s Credit Life Insurance Regulations, in force since 10 August 2017, premiums on mortgage agreements are capped at R2 per R1,000 of the loan per month. A policy that also covers temporary disability or loss of income may cost up to R1 per R1,000 of the loan per month more.

Life cover South African banks typically require for a home loan, as gathered by BetterBond and reported by Property Wheel in October 2020.
| Bank | Life cover typically expected |
| --- | --- |
| Absa | Life cover including death and disability benefits |
| FNB | Death, disability and retrenchment benefits |
| Standard Bank | Death, disability and dread-disease benefits |
| Nedbank | Not always mandatory — the one major bank where a separate life policy has not always been required |

These expectations were gathered by BetterBond and reported in October 2020 — requirements change, so treat the table as a starting point and confirm your own bank’s requirement in writing. For what the cover actually pays, see our [guide to bond protection life cover](https://bond.co.za/guides/bond-protection-life-cover) and the fuller [home loan protection insurance overview](https://bond.co.za/home-loan-protection-insurance-south-africa).

The numbers

## What does home loan insurance cost?

One statutory cap for credit life, one reported ceiling for HOC admin fees — and market prices in between.

For credit life on a mortgage, the regulation sets a maximum, not a price. The most a credit provider may charge is R2 per R1,000 of the loan per month — so the ceiling on a bond works out as:

Maximum monthly credit-life premium under the mortgage cap of R2 per R1,000 of the loan per month, worked from the Credit Life Insurance Regulations of 2017.
| Bond amount | Maximum monthly credit-life premium |
| --- | --- |
| R500,000 | R1,000 |
| R1,000,000 | R2,000 |
| R1,500,000 | R3,000 |

That is the ceiling, not a quote: your actual premium is quoted separately and depends on your age and the benefits included, so always compare premiums in rands per month. On the building side, if you use your own HOC policy the bank may charge an administration fee — guidance from the Banking Ombuds, as reported by Property24, caps it around R50 a month — and where the bank insures, the annual premium is typically debited from your bond account upfront.

Budget for insurance alongside the bond itself: the transfer and registration cash costs are itemised in our [bond registration costs guide](https://bond.co.za/guides/bond-registration-costs), and the [bond calculator](https://bond.co.za/bond-calculator) shows the repayment the cover sits on top of.

Your situation

## What does your bank require — and should you use its quote?

Answer two questions and get the reported expectation for your bank, plus your insurer options.

1\. Which bank are you applying with?

2\. Will you insure through the bank or your own insurer?

Your rights

## Can I use my own insurer instead of the bank’s?

Yes — the National Credit Act says so directly.

The National Credit Act gives you the right to supply your own compliant insurance policy instead of the credit provider’s — for both credit life and homeowners cover. In practice that means three things: the policy must meet the bank’s minimum cover (usually at least the outstanding balance), it must be ceded to the bank where the bank requires it, and the bank may add a small administration fee to your monthly service charges when you insure the building elsewhere — the reported ceiling is around R50 a month, per the Banking Ombuds’ guidance as reported by Property24. Confirm the current fee with your bank.

An existing life policy can often be ceded to the bond instead of buying new credit life, subject to the bank’s approval and the cover being sufficient. Whatever you choose, get the bank’s confirmation in writing before registration — and remember the cover must increase if you draw further loans against the property.

Risk

## What happens if my home loan insurance lapses?

Usually nothing — until it is discovered at claim stage, which is the worst possible moment.

If homeowners cover lapses, the bank’s security is uninsured. The bank can arrange insurance itself and debit the premium to your bond account — typically at a worse price than a policy you arranged, and sometimes only once the arrears notice arrives. Consumer guidance reported via the Ombudsman for Banking Services warns that lapses are often discovered only when a claim is made — by then, the damage is not covered.

Keep cover continuous: set the debit order for the premium on the same account as the bond repayment, tell the bank when you switch insurers, and increase cover before — not after — you draw further on an access bond.

The honest answer

## What should you confirm with your bank before you sign?

This page states what is publicly reported. Your bond conditions letter is the final word.

The bank-by-bank cover expectations above were gathered by BetterBond and reported in October 2020; banks change their conditions, so confirm your bank’s current requirement in writing.

The R50 a month administration-fee ceiling comes from the Banking Ombuds’ guidance as reported by an undated Property24 article — ask your bank for the fee it actually charges.

The credit-life cap is statutory and has applied since 10 August 2017, but only to agreements entered into from that date.

FAQ

## Straight answers about home loan insurance

What does loan protection cover?+

Credit life (bond protection) cover pays or maintains your home loan if you die, or can no longer earn because of disability, illness or retrenchment — exactly which events are covered depends on the policy and the bank’s requirements. It does not insure the building; that is homeowners cover (HOC), which pays for damage to the structure itself.

What is the difference between homeowners insurance and property insurance?+

Homeowners cover (HOC) insures the structure of your home — walls, roof and fixed fittings — against fire, flood and similar perils; that is what the bank’s bond requires. “Property insurance” is a looser umbrella term that can also include household contents, which covers your belongings and is not a bond condition.

How do I contact my bank about a home loan insurance claim?+

Through the bank’s home-loans servicing or claims line — the number is on your bond statement and the bank’s website. Ask for the bond insurance or claims department directly, have your account number ready, and note that a lapse discovered only at claim stage can complicate the claim, so keep proof that your cover was continuous.

Can I use my existing life policy to cover my home loan?+

Often, yes. Banks generally allow an existing life policy to be ceded to the bond, subject to their approval and to the cover being sufficient for the outstanding balance. Ask the bank what it needs — the cession form and proof of the cover amount — before registration.
