[Applying & documents](https://bond.co.za/guides/applying-and-documents)

To apply for a home loan in South Africa you typically need your ID, proof of address no older than 3 months, your latest 1–3 payslips (3–6 if you earn commission or overtime), 3 months’ bank statements and the signed offer to purchase. Self-employed applicants add 6 months’ personal and business statements and 2 years’ financial statements.

The checklist

## What documents do banks need for a home loan, by applicant type?

Every application starts from the same core — identity, income, bank statements and your existing debt. Each applicant type then adds its own set.

Home-loan documents South African banks typically ask for, by applicant type, as at 17 Oct 2026.
| Applicant | ID & FICA | Proof of income | Bank statements | Also needed |
| --- | --- | --- | --- | --- |
| Salaried (fixed income) | SA ID (or passport) and proof of address not older than 3 months | Latest 1–3 payslips, depending on the bank | Latest 3–6 months, showing the salary paid in | Signed offer to purchase; details of existing debt |
| Commission, overtime or variable pay | SA ID (or passport) and proof of address not older than 3 months | Latest 3–6 payslips, so the bank can average the variable part | Latest 3–6 months (Nedbank asks for 6 personal and business) | Nedbank applies its self-employed list to commission earners |
| Self-employed | SA ID (or passport) and proof of address not older than 3 months; business registration documents | Accountant’s letter of drawings; latest 2 years’ signed financial statements | Latest 6 months, personal and business | Management accounts not older than 2 months if the financials are over 6 months old; personal assets-and-liabilities statement |
| Joint applicants or married couples | A full ID and proof-of-address set for each applicant | Each applicant’s own payslips or financials | Each applicant’s own statements, for the same period | Marriage certificate, antenuptial contract or divorce decree, if applicable |
| Company or trust | ID and proof of address for every director or trustee | Entity financial statements, plus personal documents for each surety | Entity and personal statements | Trust deed and Master’s letter of authority, or company registration documents; beneficial-ownership declaration |
| Foreign national or non-resident | Valid passport and work or permanent-residence permit | Payslips or financials, as for residents | As for residents, plus proof the deposit came from abroad | Non-residents: loan typically capped at 50% of the price; statement of foreign assets and liabilities |

Every applicant also lists existing debt (credit cards, store accounts, vehicle finance) so the bank can run the affordability assessment the National Credit Act requires. Sources for each row are listed at the foot of the page.

Bank by bank

## What does each bank ask for?

The counts differ — which is why checklists online disagree. Here is what each lender’s own document list says.

Payslip, bank-statement and self-employed requirements published by South African home-loan lenders and originators, as at 17 Oct 2026.
| Lender | Payslips (fixed salary) | Payslips (variable pay) | Bank statements (salaried) | Self-employed |
| --- | --- | --- | --- | --- |
| [Nedbank](https://personal.nedbank.co.za/learn/help-centre/borrow/home-loans/documents-required-to-apply.html) | 3 months’ | Self-employed list applies | 3 months | Letter of drawings; 6 months’ personal and business statements; 2 years’ financials |
| [Standard Bank](https://www.standardbank.co.za/static_file/South%20Africa/PDF/Homeloans/Document%20Checklist.pdf) | Latest 1 (not older than 2 months) | Latest 6 | 3 consecutive months (non-clients) | 2 years’ business financials; assets-and-liabilities statement |
| [SA Home Loans](https://sahomeloans.com/documentation-required) | Latest 1 | Latest 3 | 3 consecutive months | Letter of drawings; 6 months’ personal and business statements; 2 years’ financials |
| [ooba Home Loans (originator)](https://www.ooba.co.za/faq/apply-for-a-home-loan/) | 3 months’ | Not stated | 3 months (3–6 on its other FAQ) | 6 months’ personal and business statements; 2 years’ financials; accountant’s letter |

Lists retrieved 17 Oct 2026. Standard Bank’s figures come from its published minimum document checklist; banks change these lists without notice, and existing clients sometimes need fewer documents because the bank already sees their account. bond.co.za is independent and does not rank lenders on this table.

The most-asked detail

## How many months of bank statements do you need for a home loan?

It depends on how you earn — and on the bank.

For a **salaried** applicant, expect the latest **3–6 months** of personal bank statements, with every salary credit visible. Nedbank, SA Home Loans and Standard Bank publish 3 months; ooba notes that some lenders ask for up to 6.

For a **self-employed** applicant, the published norm is **6 months** of personal _and_ business statements (Nedbank, SA Home Loans, ooba). Nedbank applies the same rule to commission earners.

Whatever the count, the statements must be complete — every page — and unedited PDFs from internet banking rather than screenshots. If you bank with the lender you are applying to, it may read your history directly and ask for fewer.

The standard case

## What documents does a salaried applicant need?

The baseline every bank publishes — and the list most delays come from, because one missing item pauses the whole file.

The salaried checklist

- South African ID, smart ID card or passport
- Proof of residential address not older than 3 months, such as a utility bill or municipal account
- Latest 1–3 payslips — SA Home Loans and Standard Bank ask for the latest one; Nedbank and ooba ask for three months’
- Personal bank statements for the latest 3–6 months, with every salary credit visible
- An employment confirmation letter, if the bank asks — more likely in your first year in the job
- Details of existing debt: credit cards, store accounts, personal loans and vehicle finance, with balances and instalments
- The signed offer to purchase (not needed for pre-approval)
- Proof of your deposit and where the money came from

Two items catch salaried applicants out most often. The first is the **bank-statement history**: statements must cover the same months as the payslips and show the salary actually paid in. The second is the **debt picture**: banks check your declared accounts against the credit bureau, so an undisclosed store account surfaces anyway.

**Commission, overtime or variable pay:** expect to supply the latest 3–6 payslips, so the bank can average the variable part. Nedbank goes further and applies its self-employed list to commission earners. See [home loans for commission earners](https://bond.co.za/guides/home-loan-commission-earners-south-africa).

No payslip

## What documents do self-employed applicants need?

The bank reconstructs your income from records — the cleaner the history, the more of it counts.

The self-employed checklist

- A letter of drawings from your accountant, on the practice’s letterhead, dated and signed
- 6 months of personal bank statements and 6 months of business bank statements
- The latest 2 years of annual financial statements, signed by you and your accountant (audited, for a company, at Standard Bank)
- Management accounts not older than 2 months, if your latest financial statements are more than 6 months old
- A signed statement of personal assets and liabilities (Standard Bank: not older than 6 months)
- Business registration documents (CIPC) or the trust deed
- Personal and business tax clearance, if the bank asks
- Marriage certificate or antenuptial contract, if married

Self-employed applicants typically supply an accountant’s letter of drawings, 6 months of personal and business bank statements and the latest 2 years of signed financial statements. If those financials are more than 6 months old, Nedbank and SA Home Loans also want management accounts no older than 2 months.

Banks may average your income, discount it or use the weaker year, so keep business and personal accounts separate and declare income to SARS consistently. For how banks assess the income itself, see [home loans for the self-employed](https://bond.co.za/guides/self-employed-home-loan-south-africa).

Buying together

## What documents do joint applicants and married couples need?

Two applicants means two full document sets — plus the paperwork that shows how you are married.

The joint-application additions

- A complete personal document set for every applicant on the bond
- Marriage certificate, and the antenuptial contract if you married out of community of property
- Divorce decree and settlement, if it affects your income or obligations
- Your spouse’s ID and income documents if you are applying jointly

Each applicant is assessed on their own income and credit record, so each supplies their own ID, proof of address, payslips or financials and bank statements for the same period. The marriage certificate and any antenuptial contract matter because the marital regime affects who is liable for the bond. For how two incomes are combined, see our [joint home loan guide](https://bond.co.za/guides/joint-home-loan-south-africa).

Buying in an entity

## What documents does a company or trust applicant need?

The bank assesses the entity and the people behind it — expect an entity file and a personal file for every director or trustee.

The company or trust file

- For a trust: the trust deed and the letter of authority from the Master of the High Court naming the trustees
- For a company: CIPC registration documents
- A beneficial-ownership declaration — SA Home Loans advises submitting it early, as verification can take time
- A resolution authorising the purchase and the bond, and naming who may sign
- Personal document sets for the directors or trustees who stand surety
- The signed offer to purchase in the entity’s exact name

Banks typically lend to a company or trust on the strength of the individuals behind it, so directors or trustees usually stand surety and supply personal document sets. The names on the offer to purchase, the registration documents and the resolution must match exactly. For what buying through a trust means beyond the paperwork, see [buying property in a trust](https://bond.co.za/guides/buying-property-in-a-trust-south-africa).

Cross-border files

## What documents does a foreign national need?

The standard set, plus status and source-of-funds evidence a local applicant never has to produce.

The foreign-national additions

- A valid passport
- A valid work permit, permanent-residence permit or temporary South African ID
- Proof that the deposit funds come from your country of origin
- A statement of foreign assets and liabilities
- For non-residents, SA Home Loans lends up to 50% of the purchase price, and Reserve Bank requirements apply before the deal is finalised

SA Home Loans lends non-residents up to 50% of the purchase price, with the deposit expected to come from abroad — so the file carries heavier proof of status (passport, permit) and of where the money came from. Deposit expectations and exchange control are covered in our guide to [home loans for foreigners in South Africa](https://bond.co.za/guides/home-loan-foreigners-south-africa).

FICA

## How old can proof of address be for a home loan?

Usually no more than three months — and it must match the address you give the bank.

Banks typically accept proof of address no older than **3 months** — a utility bill, municipal rates account or lease. Standard Bank’s online application and ooba’s checklist both state the 3\-month limit.

The requirement comes from the Financial Intelligence Centre Act, which obliges banks to establish and verify who you are; each bank sets the exact documents it accepts in its own FICA compliance programme. If no bill is in your name, ask the bank which alternative it accepts before you apply.

Timing

## Do I need a signed offer to purchase before I apply?

For pre-approval, no. For the bond itself, yes.

You can gather everything except the [offer to purchase](https://bond.co.za/guides/offer-to-purchase-south-africa) before you house-hunt and use it for pre-approval — BetterBond notes that pre-approval uses the same documents minus the OTP. The formal bond application is made once the seller has accepted your signed offer. For how pre-approval differs from pre-qualification and final approval, see [pre-approval vs pre-qualification](https://bond.co.za/guides/what-is-home-loan-pre-approval); for how and where to get pre-approved, see [bond pre-approval](https://bond.co.za/home-loans/pre-approval).

The practical route

## How do I submit my documents to more than one bank?

One complete file, sent everywhere it needs to go.

**Applying directly to a bank** means one document set per bank — three banks, three submissions and three sets of queries. **Applying through a bond originator** means assembling the set once; the originator submits it to the banks on its panel and is paid by the bank that grants the loan, not by you. Both routes are assessed under the same National Credit Act affordability rules, and neither guarantees an approval or a rate — banks decide. bond.co.za is an independent education site and does not submit applications.

FAQ

## Straight answers about home-loan documents

How many months of bank statements do I need for a home loan?+

Usually the latest 3–6 months if you are salaried — Nedbank, SA Home Loans and Standard Bank publish 3 months, and ooba notes that some lenders ask for up to 6. Self-employed applicants are typically asked for 6 months of both personal and business statements. Requirements are bank policy and change, so confirm with the bank before you apply.

How many payslips do I need for a home loan?+

Usually 1–3 for a fixed salary, depending on the bank: SA Home Loans and Standard Bank ask for the latest payslip, while Nedbank and ooba ask for three months’. If you earn commission, overtime or other variable pay, expect to supply 3–6 payslips so the bank can average the variable part.

Do banks want originals or certified copies of my documents?+

Banks usually accept clear copies or PDFs with the application, but the Financial Intelligence Centre Act requires the bank to verify your identity, so keep originals to hand in case the bank or the bond attorney asks to see them. Bank statements should be complete, unedited PDFs from internet banking rather than screenshots.

Does my spouse or co-applicant also have to supply documents?+

Yes. Every applicant on the bond supplies a full personal set — ID, proof of address, proof of income and bank statements — and married applicants are usually asked for their marriage certificate and antenuptial contract, because the marital regime affects who is liable for the bond.

Will the bank pull my credit report itself, or must I supply one?+

The bank pulls it itself, with your consent — you do not buy or attach your own report. What you must supply is an accurate list of your existing debt, because the National Credit Act requires the bank to assess your affordability and credit history before it lends.

What proof do I need for where my deposit came from?+

Banks verify the source of your deposit under anti-money-laundering rules. Savings are shown with bank statements tracing the balance; money from family needs a signed gift letter confirming it is not a loan; proceeds from selling another property are shown with the sale agreement and the conveyancer’s statement.

Do I need different documents for pre-approval?+

Pre-approval uses the same documents as a full application, minus the signed offer to purchase — BetterBond states this explicitly. The offer to purchase is added once you have found a property and apply for the bond itself.
