A pre-approved bond means a bank has credit-checked you and indicated **in principle how much it will lend** for a home — typically valid for **90 days**, not a final approval. This guide from bond.co.za explains exactly what the certificate covers, what it does not, and how to use it.

## What does a pre-approved bond mean?

A pre-approved bond means a bank has assessed your income, expenses, debts and credit record, and has indicated in principle how much home loan it would grant you. The answer usually arrives as a certificate stating a bond amount and an expiry date — typically 90 days (source: ooba Home Loans; BetterBond, verified 02 Sept 2026). It is a conditional indication of your buying power, not a loan offer.

Two things make it more than an estimate. First, it is documented: you submit payslips, bank statements and proof of identity, and the bank verifies them. Second, it is credit-checked: the bank consults your credit record directly, which is what lets it commit to a figure rather than a guess. Each participating bank returns its own in-principle decision — apply through several banks, or through a bond originator who submits to multiple banks on your behalf, and you can compare those figures side by side.

The amounts are priced off the prime lending rate, currently 10.75% (source: South African Reserve Bank (SARB), effective 25 Sept 2026). Prime moves at every MPC meeting, so a certificate issued today is assessed in today's rate environment — a reason to apply close to when you plan to buy rather than months ahead.

The distinction

## Pre-approved vs pre-qualified: what is the difference?

The two terms sound interchangeable, and much of the confusion around 'pre-approved bond' comes from providers using them differently.

Pre-qualification is a quick estimate based on the income, expenses and debts you declare — usually with no documents and no credit check, so it carries little weight with sellers. Pre-approval goes further: verified documents and a credit assessment, an in-principle answer from actual banks, and a certificate with a fixed validity term. If a seller or agent asks for proof that you can buy, pre-approval is the version they mean.

The full comparison — including which option is free, which one touches your credit record, and when each is the right move — is in our guide to [pre-qualification vs pre-approval](https://bond.co.za/guides/pre-qualification-home-loan), and the mechanics of the certificate itself are unpacked in [what is home loan pre-approval?](https://bond.co.za/guides/what-is-home-loan-pre-approval).

## Pre-qualification, pre-approval and final approval

The same journey at three depths — from a self-declared estimate to the bank's final grant. The 90-day certificate sits in the middle.

Comparison of pre-qualification, pre-approval and final home loan approval: who does each, what is checked, and what each one binds the bank to.
| Stage | Who does it | Credit check | Documents | Validity | Binding? |
| --- | --- | --- | --- | --- | --- |
| Pre-qualification | You, online — or an originator or bank | Usually none; some providers run a soft check that ooba says does not affect your score | None for an online estimate | No fixed term — an estimate you can rerun any time | No — an estimate only |
| Pre-approval | A bank, directly or via an originator | Yes — a credit assessment is part of it | ID, payslips or financials, bank statements — no offer to purchase yet | Typically 90 days; each bank sets its own term | No — an in-principle indication, not a loan offer |
| Final (formal) approval | The bank, after you sign an offer to purchase | Yes — the bank completes its credit and affordability assessment | Full application set plus the signed offer to purchase | Set by the bank’s grant and its conditions | The bank grants the loan on stated conditions; you choose whether to accept |

Compiled from BetterBond — What is the difference between a home loan pre-qualification and pre-approval? and ooba Home Loans — Is it better to be pre-approved or pre-qualified?, retrieved 17 Oct 2026, with the National Credit Act governing what a bank must check before granting credit. Each bank sets its own certificate term.

## Does a pre-approved bond guarantee a home loan?

No — and the certificate itself says so. Section 81 of the National Credit Act (Act 34 of 2005) requires a credit provider to assess your affordability and credit history before granting credit, and that final assessment only closes once the bank has seen the property too. A pre-approval clears the borrower-side checks in principle; the loan is granted, or declined, only after the signed offer and the bank's valuation.

The two failure points buyers underestimate are the valuation — the bank will not lend above what the property is worth, no matter what certificate you carry — and changes in your own profile between the certificate and the application. What happens if the answer comes back no, and the routes from there, are covered in our guide to a [declined home loan](https://bond.co.za/guides/home-loan-declined) and our [home loan valuation guide](https://bond.co.za/guides/home-loan-valuation). The full journey from certificate to registration is mapped on the [bond pre-approval hub](https://bond.co.za/home-loans/pre-approval).

## How long does a pre-approved bond last?

Typically 90 days (source: ooba Home Loans; BetterBond, verified 02 Sept 2026) — roughly three months of house hunting per certificate. The window exists because the assessment has a shelf life: incomes, debts and rates all move, and a bank will not stand behind a six-month-old answer. Each bank sets its own certificate term, so treat the expiry date on yours as the one that counts.

Time the application so the certificate is alive when you sign the offer to purchase — the 1–3 months before you expect to buy is the sweet spot, and renewal runs the same checks again. When to re-apply, and what changes can void a live certificate, is covered in our [pre-approval validity guide](https://bond.co.za/guides/bond-pre-approval-validity).

The assessment

## What do banks check when they pre-approve you?

Affordability first — banks keep the instalment at or below 30% of gross monthly income — then your credit record, then your paperwork.

Affordability is the arithmetic at the centre of it. As a rule of thumb, banks keep the monthly instalment at or below 30% of your gross income, priced off prime of 10.75% over a 20\-year term. On a gross household income of R 35 000 a month, that caps the repayment at about **R 10 500** — which supports a bond of roughly **R 1 034 249** at today's prime. That is the kind of figure a pre-approval certificate turns from a guess into a bank's own number. Run your own income through the free [home loan affordability calculator](https://bond.co.za/home-loan-affordability-calculator) before you apply.

Credit record second: the bank checks your score, your repayment history and your existing debt. Paperwork third — bring the documents below and the certificate can be issued in days rather than weeks:

### Identity

- South African ID or permanent-residence permit
- Proof of residential address (not older than 3 months)

### Income

- Latest 3 months payslips (employed)
- Latest 3 months bank statements showing salary deposits
- 6 months personal and business bank statements, 2 years of financial statements and an accountant letter (self-employed)

### Monthly commitments

- A list of your monthly debt repayments (credit cards, vehicle finance, store accounts)
- Your other regular monthly expenses

How the score itself is built is covered in our [credit score guide for home loans](https://bond.co.za/guides/credit-score-home-loan-south-africa). What each document is for, per bank, is itemised in our [home loan documents guide](https://bond.co.za/guides/home-loan-documents-required-south-africa), and the thresholds behind the arithmetic are in [home loan qualifying criteria](https://bond.co.za/guides/home-loan-qualifying-criteria).

## What a pre-approved bond means when you make an offer

To a seller, a pre-approved buyer is a lower-risk buyer: a bank has already credit-checked you and put a number on what it would lend. In practice that buys you two things — negotiating weight, because your offer is less likely to collapse in the bond clause, and speed, because the formal application starts from a completed assessment instead of a blank page. In a competitive sale, sellers and agents routinely favour the offer that arrives with a live certificate attached.

It does not let you skip the bond-approval clause in the offer — every offer still makes the purchase conditional on the bank granting the loan. How that clause works and what timelines it sets is explained in our [offer to purchase guide](https://bond.co.za/guides/offer-to-purchase-south-africa).

FAQ

## Pre-approved bonds: FAQs

What does it mean when you get pre-approved for a home loan?+

It means one or more banks have completed a documented credit and affordability assessment and will state in principle how much they would lend you — typically on a certificate valid for 90 days (source: ooba Home Loans; BetterBond, verified 02 Sept 2026). It is the strongest signal a buyer can carry into an offer, but it is not a final grant: the bank confirms everything again, against the property, after you sign an offer to purchase.

How long does a pre-approved bond last in South Africa?+

Typically 90 days (source: ooba Home Loans; BetterBond, verified 02 Sept 2026) — about three months of house hunting per certificate. Each bank sets its own certificate term, so check the expiry date printed on yours. If your search outlasts it, re-applying runs the same checks again; our pre-approval validity guide covers renewals in detail.

Does a pre-approved bond guarantee a home loan?+

No. Section 81 of the National Credit Act requires the bank to assess affordability and credit history before granting credit, and the property still has to pass the bank's valuation. A pre-approval means you passed the first assessment in principle — the final decision follows the signed offer to purchase, the valuation and the bank's own concluding checks.

Can you be declined after being pre-approved?+

Yes. A material change in your finances (a new job, a new loan, a salary drop), a property that values below the offer price, or errors that surface in the final checks can each sink the bond after a pre-approval. That is why the certificate is worded as an in-principle indication. If it happens, our guide on what to do when a home loan is declined sets out the next steps.

## Informational disclaimer

This guide is for information only and does not constitute financial advice. A pre-approval is an in-principle indication, not a guaranteed loan, rate or approval. Each bank makes its own final lending decision after a signed offer to purchase, a property valuation and its own credit and affordability assessment. Certificate validity periods are set by each bank, not by bond.co.za. The prime rate shown is the publicly quoted commercial prime lending rate, current as at 23 Sept 2026, and changes at SARB Monetary Policy Committee meetings. The 90\-day validity is an industry-typical figure verified against ooba Home Loans; BetterBond; each bank sets its own certificate term. Speak to your bank or a qualified financial adviser before making a borrowing decision.
