## What Investec offers now

Investec offers a single, tailored private-bank home loan rather than a menu of products. It advertises up to 100% finance with no deposit and lets you capitalise registration, initiation and valuation fees. Its first-property guide describes the rate as prime-based; no margin, rate card or fixed-rate option is published.

For qualified under-30s earning at least R600 000 a year, the Young Professionals home loan finances 100% plus transfer costs over up to 30 years, with an optional two-year interest-only start and up to 40% off registration costs. Other buyers need to meet the private bank’s R800 000 income threshold. Published extras: 40% off bond attorney fees and the first three Enhanced Mortgage Protection premiums paid.

Investec publishes no rand initiation or monthly fee; it says the monthly fee is waived if you repay from an Investec Private Bank Account.

Customer sentiment

## What Investec customers say

- Review-site volume is small, as expected for a private bank. Recent complaints are about unresponsive private bankers, stalled onboarding and pre-approval communication, and fees relative to value — not bond mechanics.Source: [HelloPeter: Investec](https://www.hellopeter.com/investec) · retrieved 09 Sept 2026 · sample: 44 reviews in 12 months (602 all-time); TrustIndex 2.8/10
- On forums, home-loan sentiment is better: repeated reports of materially below-prime rates for qualifying professionals and quick offers for existing clients, tempered by fee complaints, valuation-fee surprises and little visibility on renegotiating rates.Source: [r/PersonalFinanceZA and MyBroadband forum threads](https://www.reddit.com/r/PersonalFinanceZA/comments/1t1gnez/investec_bond_approval/) · retrieved 09 Sept 2026 · sample: About 10 threads, 2019–2026
- Investec’s high Trustpilot rating belongs to its UK savings bank and says nothing about South African home loans, so it is excluded. Investec was never part of the SA-csi retail-banking survey.Source: [Trustpilot (investec.com profile) and SA-csi survey coverage](https://www.trustpilot.com/review/investec.com) · retrieved 09 Sept 2026 · sample: Excluded — no SA home-loan reviews in the sample read

Investec holds a HelloPeter TrustIndex of 2.8/10 across 44 reviews in the preceding 12 months, as at 09 Sept 2026. HelloPeter scores cover the bank as a whole, not home loans specifically.

Registered banking complaints against Investec, 2025: 55 (0.5% of the Banking Division’s formal cases); 10% decided in the complainant’s favour — Investec has far fewer customers than the big banks (NFO Annual Report 2025, as at 31 Dec 2025)

## How to apply for a Investec home loan

Investec’s own process, as it publishes it:

1. Check eligibility: Investec’s private bank requires R800 000 a year if you are over 30, or R600 000 if you are under 30 and qualified.
2. Submit an enquiry — Investec’s form asks whether you are salaried or self-employed, your net asset value and annual earnings.
3. Investec gives an approval in principle, then confirms the facility once the property is valued. It publishes no timeframe.

Before you commit to one bank’s process, check what you can afford and what the upfront costs will be. Our free estimate takes about two minutes, runs on the page from the details you enter, needs no documents and involves no credit check. Then apply to Investec — and any other bank you want to compare — knowing your numbers.

FAQ

## Investec home loan questions

Is Investec good for home loans?+

For high earners it can be: up to 100% finance with fees capitalised, a 100%-plus-transfer-costs loan for qualified under-30s, and forum reports of below-prime pricing (as at 9 Sep 2026). The trade-offs are high income thresholds, a R705 monthly account fee, and very little published about fees or pricing. HelloPeter sentiment is thin (44 reviews in 12 months, 2.8/10).

What fees does Investec charge on a home loan?+

Investec publishes no rand initiation or monthly home-loan fee on its SA pages (as at 9 Sep 2026). It says the monthly fee is waived if you repay from an Investec Private Bank Account, which itself costs R705 a month (R340 or R355 for under-30s — Investec’s pages disagree). Ask for every fee in writing.

Does Investec offer 100% home loans?+

Yes — Investec advertises up to 100% with no deposit, and lets you capitalise registration, initiation and valuation fees. Qualified under-30s earning R600 000+ can get 100% including transfer costs (Investec pages, 9 Sep 2026).

Who qualifies for an Investec home loan?+

Investec’s private bank lists minimum earnings of R800 000 a year for over-30s and R600 000 for qualified under-30s, subject to credit approval (requirements page, 9 Sep 2026). It publishes no non-resident policy.

Why not use Investec’s Trustpilot rating?+

Investec’s Trustpilot profile is dominated by UK customers of its savings products, so it says nothing about South African home loans. This review uses HelloPeter, forum threads and the NFO instead.

## How we review lenders

This review is built from two evidence packs: Investec’s own published home-loan information (product pages, pricing guides and terms) and aggregated customer sentiment from named sources — HelloPeter, Trustpilot where it is relevant, r/PersonalFinanceZA, MyBroadband, the National Financial Ombud Scheme’s annual report and the last SA-csi banking survey. Every figure states its “as at” date; anything the lender does not publish is shown as “Not published”, never estimated. Review-site scores mostly cover the whole bank, not home loans, and are labelled that way. We do not score or rank lenders, and we quote no interest rates: every bank personalises them.
