Yes — an impaired credit record narrows your options and usually means a bigger deposit or a higher rate, but specialised lenders and credit-repair paths exist. No lender can guarantee approval or legally skip the credit check: banks decide after assessing your full profile.

At a glanceGuide

- Bad credit makes approval harder, but it is not an automatic no — lenders weigh the whole profile.
- "No credit check" home loans do not exist legally: the National Credit Act requires an affordability and credit-history assessment.
- Adverse listings may show for up to 1 year; judgments for up to 5 years.
- Routes include repairing first, a bigger deposit, a co-applicant or guarantor, specialist lenders and FLISP.
- Prime is 10.75%. A weaker record may be offered a wider margin above it — the bank decides after a full assessment.

The honest answer

## Can you get a home loan with bad credit in South Africa?

Yes, in some cases. No lender guarantees approval, and the terms you are offered depend on the rest of your profile.

South African banks and non-bank lenders each apply their own credit, affordability and loan-to-value criteria. An impaired credit record is one factor they weigh alongside income, existing debt, deposit size and the property. Some lenders consider near-prime or higher-risk profiles, but every application is assessed individually and banks decide.

What often decides the outcome is not the score itself, but what is behind it. A single small default from two years ago, fully settled, is very different from an active judgment, recent arrears and maxed-out credit cards. A larger deposit, lower existing debt and stable income can all offset a weaker credit history.

Credit is a common reason for a decline, but not the only one. ooba Home Loans reports that 8.4% of the home-loan applications it handles are declined for poor credit scores and 7.7% for affordability (ooba’s own figures, cited as at July 2026).

Worked example

## How much more does a home loan cost with bad credit?

A weaker record may be priced at a wider margin above prime. A deposit can offset it. Illustration on a R 1 500 000 home over 20 years.

Major-bank offers typically land between prime − 1% and prime + 2%, depending on credit profile, deposit and loan-to-value. The table shows the monthly instalment, and the gross monthly income at which that instalment is 30% of income (the affordability rule of thumb banks use), for three deposits and three rates.

Monthly instalment and income needed by deposit and rate margin on a R 1 500 000 purchase.
| Deposit (loan) | prime (10.75%) | prime + 1% (11.75%) | prime + 2% (12.75%) |
| --- | --- | --- | --- |
| 0% — R 0Loan R 1 500 000 | R 15 228income R 50 761 | R 16 256income R 54 185 | R 17 307income R 57 691 |
| 10% — R 150 000Loan R 1 350 000 | R 13 706income R 45 685 | R 14 630income R 48 767 | R 15 576income R 51 922 |
| 20% — R 300 000Loan R 1 200 000 | R 12 183income R 40 609 | R 13 004income R 43 348 | R 13 846income R 46 152 |

Read across a row to see what a higher margin costs: with no deposit, moving from prime to prime + 2% adds R 2 079 a month. Read down a column to see what a deposit does: a 20% deposit at prime + 2% brings the instalment to R 13 846 — below the R 15 228 of a 100% bond at prime.

Rates: prime 10.75% from [South African Reserve Bank (SARB)](https://www.resbank.co.za/en/home/publications/publication-detail-pages/statements/monetary-policy-statements/2026/september) (2026-09-23); margins are illustrative major-bank rate band (offsets from prime) (2026-10-03). Credit basics

## What counts as “bad credit” for a home loan?

Lenders do not use one score alone. They look at the full credit record, payment history, existing debt and any public records.

In South Africa, a “bad credit” home-loan application usually means the credit report shows one or more of the following: missed or late payments, defaults, judgments, debt review, sequestration, or a high level of unsecured debt relative to income. Each lender weights these differently.

Credit bureaus publish score bands to help consumers see where they sit. These are TransUnion’s bands on its 0–999 scale. Lenders may use their own internal scoring, but the bands give a useful reference point:

TransUnion credit score bands from excellent to poor.
| TransUnion score band | Range |
| --- | --- |
| Excellent | 767–999 |
| Good | 681–766 |
| Favourable | 614–680 |
| Average | 583–613 |
| Below average | 527–582 |
| Unfavourable | 487–526 |
| Poor | 0–486 |

Source: [TransUnion South Africa — CreditView FAQ (credit score bands)](https://creditview.transunion.co.za/Help/FAQ), retrieved 2026-10-17. TransUnion notes its score may not be the score a credit provider uses. Do not mix TransUnion, Experian, Compuscan or XDS scales.

If you are unsure what your report contains, download it free from any registered credit bureau before you apply. Errors are common and can be disputed. Your options

## What are the home loan options with bad credit?

There is no single fix, but there are several paths that can improve your chances — depending on your situation.

Bad-credit home loan routes compared.
| Route | How it helps | Typically suits | Watch out for |
| --- | --- | --- | --- |
| Repair first, then apply | Most adverse listings may show for up to 1 year and judgments up to 5 years; a clean recent record rebuilds the picture. | Recent missed payments or unsettled defaults | Takes months. Keep written proof of every settlement. |
| A bigger deposit | Lowers the loan-to-value and the amount the bank has at risk. | Buyers with savings but a dented record | Transfer and bond costs still need cash on top. |
| Co-applicant | Adds a second income and credit record to the application. | Couples or family buying together | Both applicants are fully liable for the whole bond. |
| Guarantor (surety) | A third party undertakes to repay if you cannot. | Affordability is close but not quite there | The guarantor’s own credit and assets are on the line. |
| Specialist or non-bank lender | Credit policies differ from the major banks’ standard rules. | Profiles outside a bank’s usual credit policy | Usually a higher rate or more security — compare total cost. |
| First Home Finance (FLISP) | A subsidy that reduces the amount you need to borrow. | Qualifying first-time buyers within the income bands | You still need bond approval — it does not replace the credit check. |
| Rent-to-own | Lets you occupy the home while you repair your credit. | A last resort when no bond is possible yet | Usually the costliest route, with fraud risk and no registered equity until transfer. |

Before asking anyone to co-sign, read [using a guarantor (surety) for a home loan](https://bond.co.za/guides/home-loan-guarantor-south-africa). If rent-to-own is on the table, our [rent-to-own houses in South Africa guide](https://bond.co.za/guides/rent-to-own-south-africa) has the pre-sign checklist and the comparison with a normal bond.

The question everyone asks

## Can you get a home loan with no credit check in South Africa?

No. Anyone advertising one is either misleading you or operating outside the law — here is what the rules require, and what to watch out for.

Section 81 of the National Credit Act requires every registered credit provider to make reasonable efforts to assess your debt repayment history and your existing financial means, prospects and obligations before granting credit — and forbids reckless credit. A home loan is the largest credit product most people ever take out; no compliant lender will skip this step, no matter what their advert says.

So when you see “blacklisted? No credit check, guaranteed approval”, treat it as a warning sign, not an offer:

- Unregistered lenders operate outside the NCA, which means you lose the legal protections built into the Act — including rules on reckless lending and over-indebtedness.
- Advance-fee fraud is common in this space: you are asked to pay an "admin", "insurance" or "release" fee before the money arrives. It never arrives.
- No legitimate home-loan provider can guarantee approval before assessing your income, expenses, credit record and the property.

The good news: a credit check is not a pass/fail gate on a single number. Lenders weigh your full profile, and the routes above can improve the outcome. You can check registered credit providers with the [National Credit Regulator](https://www.ncr.org.za/).

Blacklisted or adverse listings

## Can I get a bond if I'm blacklisted?

Judgments, defaults and debt review make approval harder — but “harder” is not always “never”.

“Blacklisted” is an informal term — usually it means your credit report carries a judgment, a payment default, or serious arrears. Lenders will look at what caused the listing, whether it has been settled or rescinded, and how you have managed credit since. The realistic paths are:

- Settle or reschedule the listing, then keep written proof. Time plus a clean recent history is what lenders reward.
- Consider a co-applicant or guarantor with a stronger profile to carry the combined affordability.
- Approach non-bank and specialist lenders as well as the major banks; their credit policies differ and some consider rehabilitated profiles.
- Use a subsidy such as First Home Finance to reduce the amount you need to borrow, if you qualify as a first-time buyer.

Whatever your situation, ignore adverts promising loans for blacklisted clients with no credit check — a compliant lender cannot skip the credit assessment, and these offers are a common fraud pattern.

Time limits

## How long does bad credit stay on your record?

The National Credit Regulations cap how long a credit bureau may show each kind of information.

Maximum periods a credit bureau may display credit information in South Africa.
| Information | Maximum period | Detail |
| --- | --- | --- |
| Credit enquiries | 1 year | Records of who has requested your credit report. |
| Adverse listings (e.g. default, slow payer, handed over) | 1 year | Adverse classifications of your payment behaviour or of enforcement action. |
| Civil court judgments | 5 years | Or earlier, if the court rescinds the judgment or the credit provider abandons it. |
| Payment profile (on-time and late payment history) | 5 years | Factual record of how you have paid each account. |
| Administration orders | 5 years | Or until the order is rescinded by a court. |
| Sequestration orders | 5 years | Or until a rehabilitation order is granted. |
| Rehabilitation orders | 5 years | Recorded once a court rehabilitates a sequestrated (insolvent) consumer. |
| Debt review (debt restructuring) | Until cleared | Shown until a clearance certificate is issued once the restructured debts are repaid. |

Source: [National Credit Regulations, Regulation 17 — Retention periods for credit bureau information](https://www.acts.co.za/national-credit/r489_17__retention_periods_for_credit_bureau_information), retrieved 2026-10-17. These are maximum display periods; a paid-up judgment or a successful dispute can come off sooner.

A listing dropping off does not erase the five-year payment profile banks can still see, which is why a clean recent record matters as much as the listing itself.

## Can I get a home loan under debt review?

Generally not while the debt review is in place: a consumer under debt review may not take on new credit, so a home-loan application will be declined until the review ends with a clearance certificate or is lawfully terminated. Afterwards, approval still depends on your income, deposit and credit record at the time you apply. Nothing is guaranteed.

Read our guide to [home loans and debt review in South Africa](https://bond.co.za/guides/home-loan-debt-review-south-africa) for what rehabilitation involves and how lenders view a cleared record.

## Can I get a home loan with a 600 credit score?

Possibly. On TransUnion’s scale a score of 600 sits in the Average band (583–613). Applicants in this band are approved in some cases, typically with a good deposit, affordable debt levels and a clean recent payment record. Every lender scores differently, so nothing is guaranteed.

Behind the decision

## How do lenders assess a bad-credit application?

There is no secret formula, but the same factors appear in almost every lender's credit decision.

### Credit history

Payment behaviour over the last 12 to 24 months, defaults, judgments, debt review and your overall credit utilisation.

### Affordability

Your gross income minus existing debt and living expenses. As a rule of thumb, banks look for the bond instalment to stay within about 30% of gross income.

### Income stability

Permanent employment, length of service, and the nature of any commission or self-employed income all matter.

### Deposit / LTV

A larger deposit lowers the loan-to-value ratio and reduces the lender’s risk, which can improve pricing and appetite.

### Interest margin

If approved, a higher-risk application is usually priced at a wider margin above the current prime rate of 10.75%.

### Property risk

The property type, location and whether the purchase price matches the lender’s valuation can also affect the decision.

Lenders will ask for payslips, bank statements and ID — see the [home loan documents checklist](https://bond.co.za/guides/home-loan-documents-required-south-africa). If part of your income is commission-based or from your own business, our guide to [self-employed home loans](https://bond.co.za/guides/self-employed-home-loan-south-africa) covers the income evidence they look for, and [how much home loan you can get](https://bond.co.za/guides/how-much-home-loan-can-i-get) walks through the affordability maths.

Before you apply

## How can I improve my credit before applying for a home loan?

Most of these steps take months, not days. That is why the best time to start is now, even if you are not planning to apply immediately.

- Pay every account on time for at least six to twelve months before applying.
- Reduce credit-card and store-card balances to lower your credit utilisation.
- Do not take on new debt in the months before your home-loan application.
- Check your credit report with each bureau and dispute any errors you find.
- Save a deposit. A bigger deposit improves your loan-to-value and shows discipline.
- Settle or reschedule judgments and defaults where you can, then keep proof.

Why this matters

Lenders are not only looking at your score. They want to see a pattern of responsible borrowing. Six to twelve months of on-time payments, lower balances and no new credit can shift how your application is viewed — and sometimes move you from a decline into an approval with conditions.

If your credit report has errors, dispute them with the bureau and ask for written confirmation once corrected. This can be one of the fastest ways to improve the file the banks actually see.

## What should I do if my home loan is declined?

A decline is not permanent. The right next step depends on why the lender said no.

1. 01

Ask the lender why the application was declined.

2. 02

Check your latest credit report for errors or recently listed defaults.

3. 03

Wait and repair your credit if the issue is recent or unresolved.

4. 04

Apply with a co-applicant or guarantor if your affordability is close.

5. 05

Increase your deposit to improve the loan-to-value ratio.

6. 06

Get your situation reviewed by your bank or a qualified financial adviser before applying again.

Each application leaves an enquiry on your credit record (shown for 1 year), so it pays to be strategic. If you have already signed an offer to purchase, read about [what happens to your deposit if your bond is declined](https://bond.co.za/guides/deposit-refund-if-bond-declined-south-africa).

FAQ

## Straight answers about bad credit home loans

Can I get a home loan with bad credit in South Africa?+

Sometimes, but no lender can guarantee it and none can legally skip the credit check. Banks weigh your credit record with your income, existing debt, deposit and the property, and may price extra risk into the rate. On a R 1 500 000 bond over 20 years, the instalment is R 15 228 a month at prime (10.75%) and R 17 307 at prime + 2%.

Can I get a home loan with no credit check in South Africa?+

No. Section 81 of the National Credit Act requires every registered credit provider to assess your debt repayment history and your existing financial means and obligations before granting credit. Any advert promising a home loan with "no credit check" is either misleading you or pointing you to an unregistered lender outside the protections of the Act.

Which bank gives home loans with bad credit in South Africa?+

No major bank advertises a "bad credit" home loan, and every application is decided case by case. Mainstream banks, non-bank lenders and specialist lenders each set their own credit, affordability and security policies. Some may consider impaired credit with a stronger affordability profile, a larger deposit or a higher interest margin. Applying to more than one lender shows you who is prepared to offer what.

Can I get a bond if I'm blacklisted?+

"Blacklisted" usually means your report shows a judgment, a default or serious arrears. That makes approval much harder, but lenders look at what caused the listing, whether it has been settled or rescinded, and how you have managed credit since. Settling the debt, keeping proof and building a clean recent payment record are what improve your chances.

How long does bad credit stay on your record in South Africa?+

Under the National Credit Regulations, adverse listings such as defaults may be shown for up to 1 year, credit enquiries for 1 year, and civil judgments for up to 5 years unless rescinded or abandoned sooner. Debt review stays on your record until a clearance certificate is issued.

What credit score do you need for a home loan in South Africa?+

No South African bank publishes a minimum credit score; industry guides name figures instead. ooba cites 600+ as needed to qualify and 610 as what most banks look for, MortgageMarket cites about 630, and SA Home Loans suggests 700 as a good score to aim for (all checked 2026-10-17). These are publishers' figures, not bank criteria — every lender scores differently. On TransUnion's scale a score of 600 sits in the Average band (583–613). A lower score narrows your options; it does not end them, and nothing is guaranteed.

How do I improve my credit score before applying?+

Score repair takes months, not weeks: pay every account on time, bring card and store-card balances down to cut your credit utilisation, avoid taking on new credit, check your report at each credit bureau and dispute any errors, and save a deposit as you go. MortgageMarket notes you may start to see your credit rating progress about 3 months after you begin (retrieved 2026-10-17). No service can legally remove accurate listings from your record — be wary of anyone promising otherwise.

Can I get a home loan under debt review?+

Generally not while the debt review is in place: a consumer under debt review may not take on new credit, so a home-loan application will be declined until the review ends with a clearance certificate or is lawfully terminated. Afterwards, approval still depends on your income, deposit and credit record at the time you apply.

Can I get a home loan with a 600 credit score?+

Possibly. On TransUnion’s scale a score of 600 sits in the Average band (583–613). Applicants in this band are approved in some cases, typically with a good deposit, affordable debt levels and a clean recent payment record. Every lender scores differently, so nothing is guaranteed.

Does a bigger deposit help if I have bad credit?+

It can. A deposit lowers the amount the bank lends and its risk. On a R 1 500 000 home, a 20% deposit at prime + 2% costs R 13 846 a month, versus R 15 228 for a 100% bond at prime, so the deposit can more than absorb a higher margin.

Will checking what I qualify for hurt my credit score?+

The affordability calculator on bond.co.za asks for income, expenses and deposit only. It does not pull a credit report and has no impact on your credit score. If you later submit a formal home-loan application, the lenders run their own credit checks, which show on your record as enquiries.
